Belts Sandpaper

Any advice on refinishing a 100 year old hardwood floor?
It’s for a nursery, i’m almost 8 months pregnant. floor is a bit uneven with some gaps and one of the planks keeps popping up, otherwise it’s in pretty good shape. just an awful brown paint job is the main problem, and it seems to be only one coat and it’s already flaking off.. I need tips on how to use a belt sander and a palm sander, i tried a spot with 80 grit on the belt sander and it seemed to go a bit to deep. i don’t know if that was because i left it there too long or if it was the sandpaper itself. would it be better to rent a drum sander? and how can i minimize dust, and also what kind of safety protection should i use when puttying and polyurethaning (should i use oil or water based?), considering my ‘condition’? p.s-sanding intimidates me
Everyone is right, this isn’t a job you should be tackling. In a month or so you are going to have your hands full and you dont want to be in the midst of a project. With the baby coming and this being the nursery you may want to consider hiring a company that uses a dustless system. What this does is while they are sanding, it removed the dust before it has time to spread all over your room. Take if from me, I didnt use a dustless system because I taped off everything and years later we are still finding wood dust.
One thing you will find is that you will need a wood filler (wood putty) to level out the floor, fill in deeper scratches, cracks, etc. I just used a product called Timbermate and it worked really good on our oak floors. After the Timbermate, I used a green (eco friendly) finish from Bona Kemi to make sure that the off gasing of chemicals was harmless to all those in the household. With you baby on the way, I am sure that is a major concern for you.
Good Luck with your project.
